Working the South Florida Corridor: Fall 2026

Quick Answer

For a trip with meetings in two or three South Florida counties, fly into the airport nearest your first meeting and keep one hotel near a Brightline station. Take the train for long north-south legs and a car for short or east-west ones. Brightline trains are still running while affiliated entities go through Chapter 11, so the bigger risk this fall is early-December Art Week.

Why the Tri-County Trip Is Its Own Problem

Many visitors don’t treat Miami, Fort Lauderdale and West Palm Beach as separate trips. A lender might see a borrower in Doral, a fund in Boca Raton and a family office in West Palm Beach within 36 hours.

The three counties sit along a coastal corridor about 70 miles long. It looks easy on a map. I-95 traffic and three separate airports make it a real planning problem. Our city guides cover neighborhoods. This one covers the four decisions that make or break a multi-county trip: which airport, how many hotels, which mode for each leg, and which weeks to avoid.

Decision One: Which Airport

Pick the airport by where your first and last meetings are, not by where you’re staying and not by the fare alone. The difference in ground time can easily cancel out a fare saving.

Miami International (MIA)

MIA handled about 55.3 million passengers in 2025, down roughly 1 percent from 2024, according to Miami Herald reporting on the county’s data. About 24.8 million of those were international travelers, close to half of all traffic. That share is why MIA is usually the only realistic choice for a nonstop from Latin America or Europe. It is also American Airlines’ Florida hub, so it has the most frequencies and the most rebooking options when a schedule changes.

The downside is location. MIA is well inland and southwest of everything north of downtown Miami. A Palm Beach County meeting from MIA is the longest airport-to-meeting run in the region. Tri-Rail’s Miami Airport station, reached by the MIA Mover, helps if you’re heading north by rail.

Fort Lauderdale-Hollywood (FLL)

FLL carried about 32.2 million passengers in 2025, down 8.5 percent. Excluding 2020, it was the airport’s first annual decline since 2013, according to published reporting on Broward’s data. The cuts came mostly from low-cost carriers. Spirit, the largest carrier at FLL, fell 18.3 percent amid its second bankruptcy filing in under a year. Southwest dropped 24.1 percent after moving some international flying to Orlando. JetBlue and Delta held roughly steady.

For a corridor trip, FLL has the best location: mid-corridor, next to I-95 and I-595. Fewer seats can mean higher fares on some routes, so don’t assume FLL is the cheap option.

Palm Beach International (PBI)

PBI handled 8,657,372 passengers in 2025, up 3.0 percent, according to the airport’s December 2025 traffic report. JetBlue and Delta each carried about a quarter of enplaned passengers, followed by American at about 20.5 percent and United at about 12 percent. It is mostly a domestic, Northeast-facing airport. Lines are shorter and the drive to downtown West Palm Beach is short.

If your trip ends in Palm Beach County, flying home from PBI saves the worst leg of the corridor: a northbound-to-southbound reversal at rush hour just to catch a flight.

The Open-Jaw Option

The most efficient corridor pattern is often an open jaw: fly into MIA and out of PBI if your meetings run south to north, or the reverse. The fare penalty is often small, but check your route. Returning a rental car to a different airport usually costs a drop fee, so rent only for the days you need a car.

Decision Two: One Base or Hotel-Hopping

Changing hotels costs about an hour each time once you count checkout, packing, check-in and parking. On a three-day trip, one well-placed base usually wins.

When One Base Works

If your meetings cover two counties, or all three but spread over several days, stay near a Brightline station in the middle of your meeting map. Fort Lauderdale and Boca Raton are the natural midpoints. From either, Miami and West Palm Beach are short train rides, and you never cross more than one county line by car. A downtown Fort Lauderdale base also keeps you close to FLL.

When to Split

Split the stay when one end of the trip has early or late commitments: a 7:30 a.m. breakfast in Palm Beach, or a dinner in Miami that runs past the last convenient train. Moving hotels once, at the midpoint of the trip, usually beats making two long trips on the same day.

I’m not quoting hotel rates here. Fall pricing changes week to week, especially around the boat show and Art Week. Book refundable rates early and recheck prices as the dates approach.

Decision Three: How to Move Along the Corridor

Brightline

Brightline has South Florida stations in Miami (MiamiCentral), Aventura, Fort Lauderdale, Boca Raton and West Palm Beach, all on the east side of I-95 near the downtowns. For corridor business travel it is the most predictable way to cover long distances. You can work on board, and the train doesn’t get slower at rush hour.

The bankruptcy question. In late September, some Brightline Florida entities filed for Chapter 11 protection. WWSB, citing the Associated Press and the bond insurer Assured Guaranty, reported that Brightline Trains Florida LLC, the company that actually operates the trains, did not file, and service between Miami and Orlando continues. The restructuring comes with a creditor agreement for $490 million in additional financing. Ridership rose 14 percent through August compared with a year earlier, and revenue rose 17 percent. For a traveler, the practical point is simple: the trains are running. Book as usual, and recheck your reservation status close to departure, as you would with any carrier in restructuring.

Fares vary by class (SMART and PREMIUM) and by how far ahead you book. Brightline’s site shows promotional SMART fares starting at $39 on some routes. Check gobrightline.com for current fares on your trip rather than relying on a quoted number.

Tri-Rail

Tri-Rail is the commuter railroad. It runs west of I-95 on the South Florida Rail Corridor, with 19 stations between Mangonia Park and Miami, according to WFLX. It is slower and stops more often than Brightline, but it costs much less. CBS Miami reported round-trip fares from $5 to $17.50 depending on distance. Tri-Rail carried a record 4.5 million riders in 2025.

Three details matter for business travelers:

  • Downtown Miami access. Since January 2024, some Tri-Rail trains have run into MiamiCentral through a transfer at the Metrorail Transfer Station in Hialeah. The full schedule is 26 weekday trains, 13 in each direction. Most Tri-Rail trips still don’t go downtown, so check whether your specific train does.
  • Airport links. Tri-Rail serves MIA directly through the Miami Airport station. FLL and PBI connect to their nearby stations by shuttle. That makes Tri-Rail a real option when you want to go airport to meeting without a car.
  • Funding risk. FDOT plans to cut its annual contribution from $42 million to $15 million, WFLX reported. Current funding covers operations through summer 2027, so this fall’s service is not at risk.

I-95 Express Lanes

The 95 Express lanes run about 21 miles through Miami-Dade and Broward. Tolls change with traffic, and the price is locked in when you pass under the pricing sign. You need SunPass, or a registered hybrid, carpool or vanpool, to use them. At peak hours the toll can climb high enough to surprise first-time visitors, so check the sign before you merge. Crossing the plastic lane dividers to get in or out is a ticketable violation and a common cause of crashes.

Florida’s Turnpike and the Sawgrass Expressway

The Turnpike runs parallel to I-95 farther west and is often the better choice for meetings in western Broward or Palm Beach County, such as Sunrise, Plantation or the western suburbs. The Sawgrass Expressway loops through western Broward between I-75/I-595 and the Deerfield Beach area. Both use all-electronic tolling with no cash booths. Without a transponder you are billed by plate, which usually costs more.

SunPass and Rental Cars

Rental companies run their own toll programs, often a daily fee plus tolls, and terms vary. Compare that cost with bringing your own compatible transponder, if the rental agreement allows it. Don’t decline the program and then use the express lanes. The bills arrive later, with penalties added.

Rideshare

Rideshare works well for the last mile from a station to an office park, and for evenings. A long cross-corridor rideshare at peak hours is usually the worst value: you pay for distance and surge pricing and still sit in I-95 traffic.

Corridor Timing

These are estimates only. They are planning ranges based on typical schedules and normal traffic, not published guarantees. Weather, crashes, and drawbridge openings east of I-95 can blow them up.

Off-peak driving, roughly mid-morning, early afternoon and after 7:30 p.m., often comes in at half to two-thirds of the peak ranges above. Add 10 to 20 minutes on either end of any rail trip to get to and from the station.

A Sample Three-County Day

This is one illustrative day for a traveler based in downtown Fort Lauderdale with meetings in all three counties. It is not a prescription. Every time below is approximate and should be checked against the live schedule.

7:15 a.m. Walk or take a short rideshare to the Fort Lauderdale Brightline station. Take a southbound train to MiamiCentral and spend the trip on email instead of watching brake lights on I-95.

8:30 a.m. First meeting near downtown Miami or Brickell, a short rideshare or Metromover ride from MiamiCentral.

11:00 a.m. Second Miami-Dade meeting, then back to MiamiCentral. A late-morning northbound train misses both rush hours.

1:00 p.m. Working lunch near the Boca Raton station. This is the midpoint stop that makes Brightline better than a car: no parking, no toll guessing.

3:00 p.m. Northbound to West Palm Beach for a mid-afternoon meeting. In fall, schedule afternoon meetings before 4 p.m. when you can. Short, heavy rain cells usually arrive mid-to-late afternoon, and they slow the last mile more than the train.

5:30 p.m. If you have a dinner in Palm Beach, stay. Otherwise take a southbound evening train back to Fort Lauderdale, against the main commuter flow.

The day works because the long legs are on rail and the car legs are short.

Cross-County Cost of Doing Business

Many corridor trips are site-selection or leasing trips, so the cost differences between counties matter. The MIAMI REALTORS August 2026 office report, using Yardi Matrix data, shows a clear spread:

Vacancy figures are for July 2026. The West Palm Beach-Boca Raton rent figure is for June. The market areas cover most, not all, of each county.

Lee & Associates’ second-quarter 2026 report, which uses a different method, puts tri-county office vacancy at 8.3 percent, down from 8.7 percent a year earlier, and the average asking rent at $41.63 per square foot on a triple-net basis. It puts Palm Beach County at 7.5 percent vacancy. Don’t mix numbers from different sources. Pick one series, compare the counties within it, and ask brokers which method they’re quoting.

The pattern holds across sources: Miami-Dade costs the most, Broward has the most room to negotiate, and Palm Beach falls between them. A Broward lease with Brightline access to both ends can beat a Miami address on total cost.

Fall 2026 Corridor Timing

October: The Ramp

Mid-October through early November is the best window of the season for corridor travel. Seasonal residents are starting to come back, but traffic hasn’t hit its winter peak, and fall hotel pricing is generally softer than winter’s. The main exception is the Fort Lauderdale boat show period, covered in our Fort Lauderdale guide. It fills Broward hotels and spills over into neighboring counties.

Weather

Hurricane season runs through November 30. A storm can close airports and suspend rail with little warning, so book refundable tickets and keep one day of slack in any trip that has to happen. Outside storm watches, expect warm days and occasional afternoon downpours early in the fall, then drier, milder weather by late November.

Thanksgiving Week

Thanksgiving falls on November 26. The days before it bring holiday traffic on I-95 and the Turnpike plus crowded airports. Avoid scheduling cross-county meetings on the Tuesday and Wednesday of that week.

Art Week

Art Basel Miami Beach runs December 4–6, 2026, according to Art Basel. The surrounding Miami Art Week fills Miami-Dade hotels, raises their prices, and slows traffic across Miami and Miami Beach. Either avoid Miami-Dade meetings that week or stay in Broward and take Brightline in.

Mid-December

After Art Week come holiday travel and the winter season. Traffic, airport lines and hotel occupancy rise and stay high into spring. If you can, finish the trip before December.

Brian’s Take

When I managed money, the hardest part of a South Florida diligence trip was getting between the meetings, not the meetings themselves. I’ve seen good meetings cut short because someone underestimated I-95 at 4:30 p.m.

Brightline made the Miami-to-Palm Beach run something you can schedule. The Chapter 11 filings don’t change my advice for this fall: the operating company didn’t file, the trains are running, and ridership is growing. I’d follow the restructuring as an investor, not worry about it as a traveler. For anyone choosing a regional office location, Tri-Rail’s funding fight matters more. A corridor with two rail lines is a stronger business case than one with a single line.

My rule: rail for the long legs, a car or rideshare for the short ones, one hotel in the middle, and nothing in Miami-Dade during Art Week unless the meeting is about art.
